To some, Home Staging might seem like an
unnecessary expense.

However even the grandest of homes, where the interior has been worked on by Interior Decorators, need some character and object elimination at the time of sale, that can only be seen by the trained objective eye of the Home Stager.

Take an out-of-context situation though, and someone who did understand the investment potential of Home Staging, invested $6,000 on a home that went to market at $300,000. If we then view this situation on the minimum increase that statistics show Staging has been known to bring (3%), it would mean a $9,000 return in a week or so. Not bad when the owner has had to do nothing!

The real situation is more likely to be $2,300 on a $500,000 home. On the minimum increase that statistics have shown (3%), that would mean $15,000 on top of the original asking price.

At White Dove Home Staging we start with a client by doing a consultation, where we go through the home room by room, taking copious notes with an exhaustive checklist. From these notes and observations we then go away and put a suggested worksheet together, which from room to room will outline the recommended work, the amount of time it will take, and the cost of the work.

We then sit with the client and discuss, if they want to take on all the work themselves, just some of it, or employ our team to do a full and complete job.

The cost of these consultations is between $300 and $500, depending on the size of the house and the amount of time it takes.

It is basically up to the client as to how much they want to invest in Staging their home. It is also very difficult to give a standard costing for the whole Staging process, as there are a multitude of variables in every home that may, or may not need to be addressed.

However to give you a rough estimate to work with, an average three bedroom home for our Team to Stage, including some minor additions and repairs, would be approx $1,800. A small investment to place your home above all the others in the same market!

The more you decide to invest where needed, eg: a paint job here and there, revamping an old and worn driveway, or adding appeal to the garden, the more you will see in your return when you sell.
